    Our HVAC technician was in the Cresta Loma neighborhood, at N Oracle Rd and W River Rd. This was a heating season maintenance visit, with the usual inspections for gas leaks, CO emissions, cleanliness of burn in the furnace, and health of all A/C components related to heating.

    In this Daikin unit, everything was great: no gas leak, clean burn, no carbon monoxide emissions. Except that the evaporator coil was corroded.

    How can corrosion occur on an evap coil? The most common causes are (a) moisture, (b) airborne contaminants [dust, mold], and (c) harsh chemicals [like VOCs] that turn into acids [low pH].

    This situation is not unusual. The evap coil is at the center of the exchanges inside the heater/furnace. It is exposed to humidity due to condensation from temperature differences. It may also be attacked by airborne micro-organisms (dust and mold spores).

    Is it time to panic? It depends on the level of corrosion. In this unit, the process just started. It can be addressed using alkaline detergents to wash the coil and kill any microbial growth, raise the pH of the area, and leave a protective film on the metal.

    CAN YOU BELIEVE THIS AIR CONDITIONER WAS 47 YEARS OLD?

    Our HVAC technician did a maintenance visit in the neighborhood of Ironwood Ridge, on the West Side of i-10, below Grant Rd. The focus of the visit was an inspection of the heater/furnace of the air conditioner..

    Upon arrival he was greeted by the tenant who told him they weren’t currently using the heater. They wanted it inspected beforehand.

    Getting to the unit our tech found an old Payne air conditioner dating back from 1978, with no cooling function.

    The diagnostic identified that the blower motor had spattered the frame with oil due to a failed bearing. The blower wheel was incredibly contaminated (dirt), which restricted the efficiency of the whole unit, and added strain on the motor. The unit was so strained, it vibrated badly.

    After making sure no gas emission was detected, our technician engaged a heat cycle and found that the unit was operational. Unbelievable!

    Operational but still in bad needs of furnace repair and upgrades.

    However, due to its age, some obsolete parts, and the nature of repairs needed, this unit was not worth the investment required to find old stock parts for it. Even if we could have repaired it, it would have been too costly to continue operating it in the summer.

    We recommended to replace it with a new unit, the most efficient and trouble-free option for that household.

    1978 was a long time ago. This Payne air conditioner paid for itself multiple times over. But at some point, this remnant of a past long gone will cost so much money to maintain… that it’s not worth it.

    Our HVAC technician visited a residence west of Silverbell rd, near the Belmont Trail, on the edge of the Saguaro National Park. Beautiful location which dominates the whole Tucson valley as you can see in this picture, taken from the roof.

    The visit was for a heating season maintenance checkup, with any furnace repair or heater repair done as necessary.

    All winter season maintenance starts with inspecting the air conditioning unit for gas leaks and carbon monoxide emissions. Our technician uses 2 different types of meters in various zones of the unit: in the furnace, in the evaporator coil, and then inside the house for CO emissions.

    The inspection continues with an evaluation of the electrical components, and a visual inspection of both coils and heat exchanger.

    This electrical inspection revealed that the current controller was failing, operating below manufacturer’s specifications. This creates a risk for the unit and needs to be addressed by replacing the failing controller.

    Our technician completed the maintenance tasks by cleaning the condenser coil, making sure the unit would work at optimum efficiency for its age. This is an older Daikin gas package, and it needs the right amount of TLC to keep operating for years to come. In this case, there was no need for a furnace repair / heater repair.

    AT THE END OF SUMMER, SOME ELECTRONICS WILL FAIL IN YOUR A/C

    Replacing a failing current controller is not the same as doing a heater repair or furnace repair

    Our technician paid a technical visit to a home located in West Tucson, right around W Starr Pass Blvd and S Greasewood Rd, in the neighborhood known as “Westside Development”.

    This was a pre-winter heating season checkup on a rooftop unit. The inspection involved checking all critical components: compressor, current controllers, both coils, and the electric heat kit. It included proceeding with any heater repair necessary.

    The refrigerant ratings were looking ideal and the unit was operating within range. However, our technician found out that the current controller was out of manufacturer’s specifications and needed replacement. This was done immediately under our customer’s parts and labor warranty. No extra expense for the homeowner.

    Is this a frequent issue? Yes. The current controller is a point of failure in any A/C unit as it is solicited often and submitted to the harsh heat of our Tucson summers.

    30-YEAR OLD A/C UNITS? YES, THEY EXIST!

    There is no way to perform a furnace repair or heater repair on 30-year old AC

    Big surprise that day for our HVAC technician, who visited a home at N Swan Rd and E River Rd, in the Rio Robles neighborhood.

    Arriving there, he discovered 2 air conditioners that were both over 30 years old.

    It is exceedingly rare in Tucson to find A/C units that are 25 years old. Let alone 30!

    The visit was for a heating tune-up. Units this old are prone to failure, and they need to be tested thoroughly, notably their electrical components: these age really badly in the heat and humidity.

    Our HVAC technician went through the systems with a gas leak detector and found no gas leak. He engaged a heating cycle and checked for carbon monoxide (CO) emissions, notably around the aging heat exchangers. There was no carbon monoxide anywhere, which is a testament to the quality of these old A/C.

    However, there was major wear-and-tear in the two air conditioners. When this is the case, do you proceed with a furnace repair? No. The cost of replacing the parts (some of which can’t even be found any longer on the market) makes it prohibitive to keep these units operating. They will nickel-and-dime you to death.

    Our technician recommended the homeowners to consider replacing both units with a new one.

    If your A/C is older than 25 years, it has long outrun its economic life. Replacing parts will be costly, and sometimes parts are impossible to find. These systems are not efficient anymore and they consume more electricity than a new AC.

    GAS LEAK DETECTED IN A HOME IN ORO VALLEY: FURNACE REPAIR NECESSARY?

    Our HVAC technician was in Oro Valley, on E Brearly Dr, near E Pusch View Lane. This was a regular pre-winter maintenance call, with inspections for gas leaks and carbon monoxide emissions, and the customers’ authorization to proceed with any furnace repair or heater repair necessary.

    At first nothing stood out as unusual. Our technician inspected the inner workings of the furnace, and used his meter to find gas leaks around the furnace. Nothing read abnormal. As the Daikin A/C unit seemed safe, he started a heating cycle to measure CO emissions. The furnace was burning with a clean flame. There was no reading of CO at the unit outside, and no CO emissions indoors either.

    However, our technicians are trained to smell gas (not carbon dioxide, but the smell of LPG) and there was the recognizable smell of a gas leak in the house. He traced back the gas smell all the way to the garage and found the gas leak at the water heater: a fitting on the gas line had become slightly lose and gas was escaping from it. This is a highly dangerous situation as electricity is turned on and off, and as cars are parked and started in the garage. the risk of explosion is a clear and present danger.

    Our technician tightened up the loose fitting, and that handled this problem. This situation had nothing to do with the A/C unit itself, but with another appliance (the water heater tank) using LPG to perform its function. A well-trained HVAC technician will take to heart to do his best to trace back any gas smell and remedy. Although in this case the furnace itself was not leaking, the overall system was leaking. A repair was 100% necessary.
